A Pre-Purchase Building Inspection is a detailed visual assessment of a property’s condition carried out before purchase. It is intended to identify visible defects, moisture related issues, and areas of concern to help buyers make informed decisions.
The inspection covers all reasonably accessible areas of the property. This includes the roof exterior and roof space, subfloor, exterior claddings, interior rooms, kitchens, bathrooms, decks, balconies, and the general site condition. Moisture testing is included as part of the inspection.
We inspect accessible areas of the site, exterior, interior, roof exterior, roof space and subfloor where safe access is available. Any areas that are restricted or not accessible at the time of inspection are clearly noted in the report.
Most standard residential inspections take about one hour on site, depending on the size, age and complexity of the property. You can book by contacting the Loshen Projects team with your preferred date, property address and any special requirements, or by completing the online enquiry form on our website.
Your report will be issued as a PDF by email once payment has been received. Timing will depend on the inspection schedule and report preparation, and if you need it by a specific deadline please let us know when booking.
Yes. We carry out non invasive moisture testing in appropriate areas and visually assess for signs of water ingress or weather-tightness risk. Any elevated readings or risk factors are noted in the report, along with recommendations where further specialist investigation may be appropriate.
Yes. The inspection is visual only and does not involve opening up walls, removing floor coverings or moving large furniture. We cannot report on concealed elements or areas that are unsafe or not accessible at the time of inspection, and these limitations are recorded in the report.
